AI search visibility for real estate is how often, and how accurately, AI assistants describe your company when buyers ask about developers, projects and micro-markets.
For a developer, being mentioned is only half of it. The bigger question is what ChatGPT, Gemini and Google AI Overviews are telling buyers about your possession dates, your promoters and your track record, and whether any of it is wrong.
Most marketing teams have never checked. This guide gives you an audit you can run in 30 minutes with the assistants themselves and a spreadsheet: eight prompts, a scoring sheet with five checks, and a fix list that tells you where to start.
To audit your real estate brand’s AI search visibility, run eight buyer-style prompts about your company, promoters, flagship projects and micro-markets in ChatGPT, Gemini and Google. Score each answer from 0 to 2 on presence, accuracy, sentiment, sources and position. Low accuracy points to entity and project data. Absence from shortlists points to content and placements. The whole check takes about 30 minutes.

Most AI visibility advice in real estate is written for individual agents. It centres on one question: does ChatGPT name you as the best agent in town?
A developer has a harder job, because an assistant can be asked about three different things.
- The company: who you are, when you started and what you have delivered.
- Each project: RERA registration, configurations and possession timeline.
- The promoters: who founded the business and who leads it today.
Each is a separate entity to a search engine. Each can be described accurately in one assistant and wrongly in another.
Project facts carry the most risk. If an AI answer repeats a launch-era possession date, or ties an old dispute to a current project, the buyer walks into your site office with a question your sales team did not expect.
What Google says: no special optimisation is needed to appear in AI Overviews or AI Mode. A page has to be indexed and eligible to show with a snippet, and AI Overviews often do not trigger at all because they appear only when Google judges them useful (Google Search Central). That is exactly why you test instead of assuming.
Before you start: five minutes of setup
Collect these in one spreadsheet tab before you open any assistant:
- Your brand name exactly as registered, plus any short form buyers use
- Two flagship projects, with their RERA registration numbers and current possession dates
- The founder’s or managing director’s name
- Three micro-markets you sell in, such as Dwarka Expressway, Golf Course Extension Road or Noida Expressway
- The two competitors buyers most often compare you with
Add columns for engine, prompt number, date, the answer, sources cited and your five scores.
Use a logged-out browser or a fresh chat so earlier conversations do not colour the answer. Answers also shift between runs, so date every row.
Minutes 5 to 15: run eight prompts in ChatGPT, Gemini and Google
Paste each prompt into ChatGPT and Gemini. In Google, type a shorter search version and note whether an AI Overview appears at all. Use AI Mode for the comparison prompts.
| # | Prompt | What it tests |
|---|---|---|
| 1 | Who is [Developer] and what have they built? | Company entity |
| 2 | Is [Developer] a reliable builder? Any delays or complaints? | Reputation and sentiment |
| 3 | Who founded [Developer] and who runs it today? | Promoter entity |
| 4 | Tell me about [Project] in [City]: RERA number, configurations and possession date. | Project fact accuracy |
| 5 | [Developer] vs [Competitor]: which is better for a [budget] buyer? | Comparison position |
| 6 | Best real estate developers in [City] for [luxury / mid-segment] homes | Category shortlist |
| 7 | Best new launch projects on [Micro-market] under [budget] | Micro-market shortlist |
| 8 | Is [Micro-market] a good place to invest this year? | Market authority: is anything you published cited? |
Prompts 6 and 7 vary most from run to run. Run them twice in each engine and log both answers.
Minutes 15 to 25: score every answer on five checks
Give each answer 0, 1 or 2 on each check. Eight prompts and five checks give a maximum of 80 points per engine.
| Check | 0 | 1 | 2 |
|---|---|---|---|
| Presence | Not named | Named in passing | Named and described |
| Accuracy | A wrong date, RERA detail or leader | Partly correct or outdated | Correct and current |
| Sentiment | An old complaint presented as current | Mixed | Fair, neutral or positive |
| Sources | None, or forums and broker pages only | Portals and aggregators | Your own site, the RERA portal or reputable news |
| Position | Behind competitors or missing | Listed alongside them | Listed first or recommended |
Read the totals per engine, not combined. A strong Gemini score says little about ChatGPT, because each assistant draws on different sources and refreshes on its own schedule.
| Score per engine | What it means |
|---|---|
| 60 to 80 | Strong: named, accurate and well sourced |
| 35 to 59 | Visible with gaps |
| Under 35 | Absent or misrepresented |
These are Touchstone’s internal working bands, not an industry standard.
A 0 for accuracy on prompt 4 is your first fix, whatever the overall score. A wrong possession date or RERA detail is the error most likely to cost you a booking.
Minutes 25 to 30: turn your score into a fix list
Low scores cluster into a few patterns, and each has a clear first fix.
| What you see | Likely cause | First fix |
|---|---|---|
| Low presence on prompts 1 to 3 | Thin entity data: no Wikidata records, inconsistent founding facts, no Organization schema | Consistent entity records for the company, its leaders and its projects, part of our AI search optimisation services |
| A 0 for accuracy on prompt 4 | Launch-era portal listings outrank your own project page | A project fact page with RERA number, approvals and possession timeline, updated whenever the RERA record changes |
| Low sentiment on prompt 2 | One old dispute dominates the little coverage that exists | Public review replies and newer coverage. See our guide to online reputation management for real estate developers |
| Absent from prompts 6 and 7 | Nothing on your site, or about you, answers non-branded micro-market questions | Micro-market content and editorial placements, as covered in our real estate SEO guide |
| Only forums and broker pages are cited | Your own pages are not indexed, not snippet-eligible or blocked to crawlers | A technical SEO audit covering crawl access, indexing and structured data that matches visible text |
Then set a baseline in Google Search Console. Google counts appearances in AI Overviews and AI Mode within the Performance report’s Web search type, so track branded impressions monthly alongside your audit scores.
What this looked like for one Indian developer
A leading Indian real estate developer
The developer wanted stronger digital authority and wider visibility across traditional and AI-powered search, despite having a relatively small number of website pages. Touchstone ran four workstreams together:
- AI search optimisation aimed at ChatGPT, Google AI Overviews and Gemini
- Entity authority through Wikidata, structured entity information and consistent citations for the brand, its leadership and its projects
- SEO and content placements for non-branded property searches
- Brand consistency across local search profiles
The lesson is about order, not size. A small website did not hold this developer back once its company, leadership and project facts were consistent everywhere AI assistants look.
What this means
For a real estate developer, AI search visibility is less about ranking and more about being described correctly.
A buyer who asks an assistant reads one summarised answer instead of ten links, and that answer is built from whatever is available about your company, projects and promoters. A 30-minute monthly audit shows you what the answer says, where it is wrong and which fix comes first.
Key takeaways
- AI search visibility for real estate developers covers three entities: the company, each project and the promoters.
- Run eight buyer-style prompts in ChatGPT, Gemini and Google, then score each answer 0 to 2 on presence, accuracy, sentiment, sources and position.
- A wrong project fact, such as a possession date or RERA detail, is the first fix regardless of the overall score.
- Google says AI Overviews need no special optimisation, only indexed, snippet-eligible pages, so technical SEO still decides whose pages get cited.
- Repeat the audit monthly and track branded impressions in Search Console alongside your scores.
Frequently asked questions
How do I check what ChatGPT says about my real estate brand?
Ask it the questions a buyer would: who you are, whether you are reliable, what a named project offers and how you compare with a competitor. Use a fresh chat, log the answer and the sources it cites, then repeat the same prompts in Gemini and Google to compare.
Why does AI show the wrong possession date for my project?
Usually because the most detailed pages about the project are old portal or broker listings from launch. A current project fact page on your own site, consistent with the RERA record, gives assistants a newer first-party source. It improves the odds of a correct answer but does not guarantee one.
Do Google AI Overviews appear for property searches in India?
Sometimes. Google shows AI Overviews only when it judges them useful, so many queries do not trigger one. Test your own brand, project and micro-market searches and note which ones do.
Does a developer need special schema to appear in AI Overviews?
No. Google states that no special structured data is required for AI Overviews or AI Mode. Organization structured data still helps search engines understand your company, provided the markup matches what is visible on the page.
Does Wikidata help a real estate developer appear in AI answers?
It can. Wikidata is a public, structured knowledge base, so consistent entries for the company, its leaders and its projects reduce ambiguity about who you are. Entries must meet Wikidata’s notability policy and stay strictly factual.
How often should a developer audit AI visibility?
Monthly suits most developers, plus an extra check after a launch, a possession milestone or a press story. Answers change between runs, so compare trends across months instead of reacting to a single answer.
